How to rent a house in the United States

Requirements, documents, deposits and the lease explained step by step — written especially for first-time renters and Hispanic families.

Renting in the U.S. is standardized but rarely intuitive the first time: almost everything depends on proving income, history and ability to pay. This guide covers what landlords actually check and the order to move in.

  1. Step 01

    Set a realistic budget

    The common landlord rule: rent should stay under 30% of your gross monthly income, and you'll usually need to show income of 2.5–3x the rent. Add utilities, internet and renter's insurance to the math.

  2. Step 02

    Gather documents before you search

    Photo ID, proof of income (pay stubs, bank statements or a tax return if self-employed), an employment letter and prior landlord references. Having them ready wins competitive listings.

  3. Step 03

    Search only on verified platforms

    Rental fraud follows a pattern: price far below market, an out-of-country “owner”, and a wire deposit requested before any tour. Never send money before seeing the unit and signing a lease.

  4. Step 04

    Tour and document the condition

    Photograph and video every room before signing, including existing damage. That record is your best defense when you request the deposit back.

  5. Step 05

    Apply and understand each fee

    The application fee normally isn't refundable and covers background and credit checks. The security deposit is separate and its return conditions must appear in the lease.

  6. Step 06

    Read the whole lease

    Check the term, rent amount and due date, late fees, pet policy, which utilities you pay, subletting rules, early termination penalties and renewal terms. Keep a copy signed by both parties.

Can I rent with no credit history?

Often yes — with proof of income, a larger deposit, a co-signer or advance rent.

Do I need a Social Security number?

Not always. Some landlords and platforms accept an ITIN, passport or consular ID with proof of income.
